Best Ultrasonic Rat Deterrent?

Usually I'm able to seal the area that a rat has breached, but this time the bastards are in between my walls - so there's a hole in the roof or siding. It becomes the HOA's problem and I'm not really able to fix it myself. Everything in my apartment is sealed from the inside, some outer exterior is messed up I guess.

I'm considering some type of ultrasonic emitter to keep the rat (or whatever it is) away.

I was considering buying one as we had a huge mouse problem in December and January but the exterminator took care of it using glue traps and poison. The problem I read with these devices is that they adapt to the sound so it eventually stops working.

Well that and they're in between my wall - so like if I buy a sound device, I bet it'll just bounce off the walls... man this is so annoying.
