Who said owning a house would be this pricey?

So far this weekend I had to replace the TnP valve on the hot water heater. It needed to be replaced due to the fact that excess water was dripping out of a drainage pipe on the side of my house, I would easily say a few gallons a day or more.

Well I went with the company that seemed reputable, they did a good job in about 2 hrs but I later found out I could have gotten it done for like $150 or less instead of around $300. Or even cheaper if I had the part, but I don't know anything about plumbing needless to say, I got screwed b/c of my laziness and I should have called around. I might call the company and complain to them.

Also about a month ago I discovered one of the vents around the foundation of the house, there's several with screens, had come loose and a striped cat with a bob tail was getting under the house. I blocked the hole after luring the cat out, or at least I thought I got it out

This weekend so around 3-4 weeks later I hear a cat, guess what, that same cat was under the house, as if it never got out. I lure it out and check all the vents with screens, nothing else is broken, and the entire foundation is solid. It looked pretty skinny, maybe it was living on bugs under the house.

Come Sunday the cat from yesterday is hanging around the yard. Not trying to get under the house. Tonight more meowing from another cat, again under the house, repeated the steps with a flashlight. The cat follows the light and comes out of the unblocked vent. I close the hole again.

So unless I'm missing some secret tunnel there are now two cats wandering around my yard. BTW one of the cats have a collar and I got under the house and I didn't see any kittens or anything like that.

I posted on my local craigslist and I called the Humane Society. What a weekend.

In our first year of ownership we had to: Replace the heat exchange core in the furnace, sister some supports on our second story deck (which we had to replace 2 years later), patch the roof (which we replaced 3 years later), replace toilet "guts" in three toilets, fix the stove (3 times), replace the compressor on the fridge', replace the stems in most of the sink faucets, and re-wire the front door-bell. Luckily, we had an American Home Shield warranty; Only because both the home inspector and a friend who was a realtor recommend one for the first three years of ownership. That $450 policy saved our butts.

Houses are a pain in the ass. I'm surprised you didn't know that before getting one. It's just going to get worse the longer you stay in there. Shingles wear out, carpet gets old, bathrooms and kitchens get outdated. Most of the money you put in it never gives you a return either unless you sell it soon after you update.

Actually, updates to the kitchen and bathrooms regularly get you back near to or even over your outlay upon selling.

But I tell anyone who will listen that once you own a home, you'll realize that something is *always* broken. In five years I've replaced the windows, re-did the kitchen, new hardwood floors, new heat pump, bathroom updates, new gutters and a new roof. Not to mention all of the tree pruning and landscaping. I dont say this to complain, all of it has been fully paid for so it's not like money was a big issue. It's just when you come home from work and the first thing you hear is "Honey the ***** isn't working".
