Is this a good deal on Rock Band?

Barely used Beatles Limited Edition Rock Band Bundle for 360 and Rock Band 3 disc together for $100

Someone's selling it on Craigslist and they live fairly close by.
 
If it is legit, it is a good deal. You won't find RB3 by itself like that for less than $40 used, and the Beatles Bundle is usually over $100 every place that I looked.
