Not an auction - Buyer wants to cancel order - Advice?

Pretty much summed it up in the title. I was selling the box and sleeve to Modern Warfare 3 Hardened Edition, and this guy bought it. I clearly said no game, codes, or anything was included, just the disc and sleeve.

He said he didn't realize this, and wants to cancel his order. How can I do this without incurring all of the fees (such as listing it as a buy it now), and without getting a negative feedback?
 
Everything I have read is that I get the final value fee back (probably) but I lose the insertion fees/paypal fees etc.

Anyway around this? Should I just send him the item, and do my part?

Why would you do that? You only lose the listing fee

He could do a charge back and you would lose shipping. He could also leave a negative feedback
