new tony hawk game is on my radar now. create a skater, create a skatepark, 20 player online freeskate with objectives and such. though it looks more like it should be a download title than a retail title. ps3 players won't get online, sorry zimm.

I have to meet the roofer her in a little bit to get an estimate. Anybody wanna ballpark it?
My wife gave me shit when we were looking at houses and I would drive into the driveway of a house and say "Nope, next!" after looking at the crazy roof line some houses had. When we had to get our roof replaced, went with architectural shingles, had 2 sheets of plywood that had to be replaced and it was only ~$2500 she finally understood my reasoning.

The house is all brick and aluminum siding. It bugs the shit out of me that the trim is all painted wood, but a $200 a year service contract to pressure wash and paint the trim makes that a don't care. Low maintenance FTW!

I'm not exactly sure. Total square footage of the house is around 3,700.
Can look up your house on google maps, on the middle-right, bottom portion of the page there is a scale. Move your house over then zoom in until the scale roughly matches the width of the house.

I posted this a few days back, not sure if you saw it. Thoughts?

Wait, Harry, you arent replacing the whole roof are you?  If its just a portion where there was damage then it shouldnt cost much more than about a grand if its asphalt and depending on how big an area has to be fixed/replaced.

If it is the entire roof then I would say Jimbo is in the ballpark.

Makes it easier to move around I guess.
i just spent 2 hours mowing the yard. i wish it was easier :)

I remember when we lived in the city and our 'backyard' was like 4 sidewalk slabs. Now we have a huge backyard I can barely see my kids when they play in the back. also got 1 of our 3 tents up already. summerfest is happening

I spent an hour plus the other day. It was brutally hot. I hadn't done it a little over two weeks. It wasn't crazy tall like yours but still too long. Ran out of gas at the back corner. It was getting dark and I was like screw it I will get that corner next time.

If its being replaced it shouldnt cost him more than 1k, insurance baby!

(if you homeowners ded is more than 1k, you're doing it wrong)

has anyone played quantum conundrum?  I apparently started it and can't remember if it sucks or not.  I'm trying to figure out if it should make the cut for shit I finish or if it should be abandoned.

If it is a plantation style house I am betting the roof has a bunch of dormers in it.  If so, even jimbo is probably low.  The flashing on each of those can cost a lot.  It adds to the labor because of the extra time and effort it needs.

I am guessing the house is at least 3 stories in the back since you have mentioned a basement, that it is plantation style (which usually means at least 2 above ground), and I doubt you have a fully underground basement.  That will increase the cost as well.

If he replaces the entire roof insurance wont cover it. And I dont think its worth using insurance for smaller jobs if he just fixes the problem area. In fact, can you even use insurance for a random leak on a roof? Pretty sure you cant at least here in FL. It has to be some natural disastor or a tree coming through your roof or something...I could be wrong though.

You know I dont read the thread.

Figured storm damage, usually why roofs are replaced.
What? An asphalt/shingle roof has to be replaced every 20 years or so and maybe sooner in places like FL where the heat/humidity and strong storms can batter them.

a couple years back around here insurance companies were replacing entire roofs like they'd lost their minds. two of my neighbors, my parents and a friend that I knew and they all seemed to know other people that got their's replaced too. I thought the same as you but this was all wind and hail damage stuff, nothing drastic. I've never had that kind of luck though - the only thing I got when I had roof problems was the insurance claims guy asking if I was muslim because I had a beard.

For comparison sake, a few years ago I had about 500 square feet section of roof in which most of the wood was rotting away so they had to replace the wood and shingles and that was $4,800.

Yea but in middle tn they usually get replaced from hail every 5 years or so. Replaced mine once, after like 3 years I think.

This reminds me of the sink hole problem we had here a few years ago. Everyone was claiming sink holes even when it was clear to me they had regular settlement issues. A lot of people, my dad included got a nice payout from insurance. Fixed up their houses and had a lot of extra money left over to replace things they didnt even need but wanted.

Insurance is a racket and run by crooks, but everyone else is a crook too so I guess all is fair in love and war?

Is this return fraud?

That was big for a while here too. There was no real oversight to the insurance companies accepting all those claims. It is very different now.

I could also be misguessing the square footage, it was about 1/2 the roof.
Remember if you have much of a pitch to your roof at all the sq footage of the roof could be roughly double the sq footage of the house it covers.

If you were replacing half the roof, from a labor perspective you probably should have done the whole thing then.

my house is 20feet? im doing this wrong
I really don't think my place is much larger than 20 feet in any direction.

Dear Diary:

Getting to the stage in life where you start to pick up nagging injuries when not pushing your limits in the gym is fucking annoying. Time to go on steroids. Or kill myself. Or kill myself after juicing for a while.

Am I wrong?
