Final Fantasy 7 Unauthorized Guide, Rare question

Hey Everyone,
I was just wondering why the Final Fantasy Unauthorized Guide by Versus is soooo rare and worth so much money. I mean there probably was just as many (maybe a litte more) Offical Brady guides printed at the time and those are going for no where near the same price. I mean yeah the Versus did come with a cool poster and all but..... anyway I own one of the versus version and think it is a great guide just thought some one would be able to shed a little light on this for me.

You can still buy the Brady guide brand new for $10-$15.

The versus guide was soooo much better than any of the other FF7 guides out there... it was the first guide I ever bought
