So you treat everyone like bad tenants just because you've had some bad tenants before? Guilty until proven guilty I guess....
Dude, I wish you prosperity and good fortune for you to buy property and lease them to people but mark my words on this great day cause you WILL remember the very words I used and you will live out to be the same "bad" landlord I become cause it will only takes only one, just one renter to mess up your candy vision of how the renting house/apt world works
OP, will you get your original $1350 deposit back, minus the carpet cleaning expenses, just to agree to have them clean it with their guy? The $500 pet deposit you won't ever get back, but what about a portion of the $1350?

If the answer is yes, then take this as a lesson learned, accept any deposit you're going to get, back, and move on.
I'm not expecting $1850 back. I have agreed to pay for their ridiculously expensive cleaner. I'm just going to get the itemized list of cleaning expenses and then argue over anything that is unfair; such as replacing the whole carpet.

Read your lease. It is the only thing that governs your relationship with the landlord. It should cover all of this stuff.

/thread, until more story-time stuff rolls in

If you were ignorant enough to trust the landlords and not have every conditions and promises written into the contract, then you deserve to be ripped off.
