it just says what item is needed dont tell you how to get them
 
read some of the FAQs on gamefaqs, they'll tell you how to obtain most of the things. The first one listed is pretty good actually.

unlocking stuff happens after u do the investment.

it's jus something u gotta do first.

there's more to do after that, altho not that much more
