There's no lease, luckily, because my dad owns the house and didn't make us sign a lease. The rent is $400 each a month not including utilities. My dad uses the money that he gets from me and my friend/roommate to pay bills for his house in Ohio, help out my brother, etc...
He's told me that I could live there by myself for up to two months paying only the $400, which might work since a prospective roommate needs that time to find a more stable job.
My current roommate is just lazy. Both of the sink's basins are currently filled with plates, glasses, silverware, etc... and it's been that way for three days now. I'm not going to tell him to clean up because he's not my kid and I already dealt with mothering people during my college years.
We also just have different lifestyles because he's 1.5 years younger than me and tends to want to drink/party more. Even though the parties are not a big problem, they become one when he doesn't clean up and the house starts to smell like sweat and beer.
Ultimately, I'm just aggravated that my current roommate isn't respecting the house/property. In case you hadn't read my earlier posts on this, I let him live for free for almost a year at the house I rented during college.
