Found it as $14.99 in-store with no Clearance Tag. 

It is YMMV because it is not listed in online. Have to go in-store to check.

State of Decay is a great game if you haven't played it. Has been less than $5 for the base game for 360.

The only problem is that the game comes without a case. And it also has a hardcore sticker on the center of the disk. OK there are two problems with that, but I'm sure some don't care.
