List it for what it is worth and don't expect anyone to care about the 10 grand you put into the basement (no offense). Also, your first offer is the one you usually should just accept. Once you factor in the mortgage/taxes/utilites cost it isn't worth waiting to see what else might come down the line, because you could end up waiting six months (and in that case the 5 grand extra on the asking price might not really matter all that much).

Bout what we are figuring on doing, less the first offer is insanly low. I mean we are going in to this realizing we will probably lose money, at this point its just limiting the bleeding as best as possible and getting out as soon as possible. I think if it wasnt for the useless $10,000 we were basically forced to put into our basement that we would have been comfortable selling $10,000 under what we bought for to get out fast. We are hoping we can keep it no more then $3k-$5k lost. Not sure if that is feasible though(especially since no one is moving to Toledo right now).

Can you rent a house if you have not fully paid off your mortgage?

I am finding major drafts in our downstairs main area. Could it be that our windows could have been not properly installed and sealed correctly?

with the heat off its like 61 degrees downstairs and like 68 upstairs.

Not particularly, we would rather lose a few grand then get into that mess. If my wife got a job and the house did not sell 6 months to a year from now....yeah maybe. The bright side is that we got online to look at our mortgage tonight and things look rosier then we once thought. We paid double our mortgage for the first two years, add to that the cheap price of the house and we knocked a fair amount of what we owe off.

It looks like we owe roughly $25k on the house still. So, less I am mistaken if we sold the house for even just $30k($5k below what we paid & $10k below the houses estimated value)which is enough to pay off any fees(like Realtor)that I am aware of and put a little extra in our pocket. Heck if we just walked away not losing more(then the $10k we put into the basement)im thrilled. Most of what we still technically owe is interest, so paying it off early means cutting that interest so deeply that things may yet turn out pretty good.

Edit - Wife also got called back for an interview in AA too so if she got that job it again means the house needs to go up fast.

Well I lived in MA for the first 7 years of my life, and in RI right up on the MA border until I went to college, so I've pretty much been there most of my life anyway. ;) COL (mostly housing and insurance) is very high compared to OH and it kind of sucks, but everything else is miles better.
 
^ I've been in NH for many years now and travel into MA frequently to visit family...may end up there myself in a few years. Depending on the areas of MA you are, its actually not too bad of a state to live in.
 
Shit, what's the deal with maintence and repair guys? Leave around 2 to go throw the trash away, come back at 6 to pick up their tools and say they'll be back tomorrow morning.

The joys of being a homeowner.

My steam boiler cracked last week after the low water shutoff control failed and the boiler dry fired. I head the carbon monoxide detector going off right as I was leaving work so luckily I was able to turn off the boiler and the gas. Otherwise, I could have had a fire. After getting a few companies in to take a look, I ended up having to pay $7300 to have the thing replaced. That was the low quote, too.

Homeowner's insurance won't cover it, even though the low water crapped out, they said it was due to poor maintenance so we can just kiss off. Nothing like dropping $7300 to have my house function just like it did a week ago.

Signed the refi yesterday, don't have to make a payment until 2/1/13, no longer with Wells (WOOHOO!), monthly payment dropped $334 and my escrow check will be almost $3k.

Get re-fi offers in the mail every freaking day. They all seem like scams. Our loan wasn't with Fannie Mae or Freddie Mac so I don't think we qualify.

Maybe after the 3rd (3rd!!) visit by ClogPro the water seepage/leak into our crawlspace is finally fixed at done with. Now to just get them to replace the insulation and dry everything out. MF.
 
Small update - foundation is in! Framing starts this week and shouldn't take too long. I'm starting to get excited. You are looking at the future movie theater area of the basement. Behind the blue tarp (into the existing house) will be the arcade and bar/kitchenette area... I think. I'm not finalized on the layout yet but I have plenty of time. Final ceiling height in the basement should be 8'4" which will be nice.

Hey anybody ever switch out a thermostat before I switch my old one out this morning for this basic Honeywell one.

Everything seems to be working good with it and it is hooked up right. The worry I am having with it is that it makes a slight "click" sound when it triggers the furnace on and off. Is that normal with this type of themostat? I have only had the ones with the sliders on them befor.

Ok next issue:

Has anybody ever dealt with a exterminator before. We are having a "ant" issue at our house and my wife wants to call in a professional. About how much do the charge to come out and spray? Also has anybody had this problem before and can recommend a product to use maybe I could just spray myself.
 
I used Ortho something myself when I noticed a problem. Sprayed the foundation of the house and tried to figure out where they were coming in (and did) and gang bustered the entire area. Also killed any hills that were near the house. Did the spray twice in a week, then two weeks later, and after that had no issues. Still randomly spray every month or two.
 
Anyone have experience with a basement leak? I have water coming in(I can hear individual drips when it rains hard). It is coming in on the side of my house that my driveway is on. What I'm wondering is if there is any chance that I can do something without either A) breaking up the driveway or B) taking the finished wall out where the leak is coming out.

I'm getting ready to call professionals, but I wanted to check here first.

Where exactly are the ants? Kitchen, bathrooms, etc.? Have you followed their trail(s) to the various points of entry? First job is to locate their source of entry/habitat in your home. Unless these are fire ants from hell, you should be able to easily handle this problem yourself. You can even make your own "organic" non-toxic (or extremely mildly toxic to humans/pets) insect killer/bait with a boric acid base (just get Borax or boric acid powder/solution from various supply stores). Boric acid/boron basically acts like napalm when it comes into contact with insects' exoskeletons...it sticks and is very abrasive to chitin. Also if you put it in bait it will rot them out nicely as it eats through their stomachs and poisons them. That site I linked to has all the info you need; there is absolutely no reason you shouldn't be able to handle this problem yourself. No need to call in a "professional" who will charge too damn much and most likely use poisons/toxins to neutralize the ants.

Where are you hearing the drips when it rains hard, inside of the wall that is next to your driveway (i.e. you can hear the drops land inside the wall at the floor level or below while you are in the room - please explain)? And you are sure the drips are coming from inside the wall, and not from the rain itself outside or from a gutter/spout or roof location etc., dripping onto the ground/driveway outside? If it's coming from inside the wall, chances are there's a leak coming from somewhere along the roofline or the roof itself, maybe a damaged eave/overhang/gutter connection etc., or even some damage to the wall itself, perhaps a window or door that isn't installed/weatherproofed correctly. Are their water stains on the wall or ceiling anywhere, or on the external wall? Are there any cracks, gaps, obvious points of entry for water from where the house/foundation and driveway meet (or from any dirt patches if they don't meet)?

Impossible to tell without seeing the place firsthand or at least in detailed pics.

Fixing this yourself depends on how handy you are. If you've had some experience with roofing/roof patching, drywall/stucco or whatever material your internal and external walls are made of, cement/concrete repair/patching experience then you should be able to fix it as long as you can pinpoint the source of the water point of entry.

EDIT: ok, re-reading your issue I gather that you are hearing the dripping behind a finished wall in your basement, and the water is leaking into the basement from the wall around the spot of the drip? The drip is only the start of the search for the point of entry of the water. You can try to trace it back to its point of entry by checking externally, however note that that drip location can be quite a ways away from the actual point of entry, as the water will seek its own level. Like Javery said you have to prevent it from coming in at the external source.

I hate the be the bearer of bad news but if you want to stop the leak permanently you need to do so on the outside of the foundation (so you will have to tear up your driveway). Any patching you do on the inside will only be temporary as water always finds a way in once it comes through a crack.

Another alternative would be to dig a channel where the wall meets the floor so any water leaking in lands in there. You will have to pitch the channel so the water runs to one corner where you install a sump pump to get it out of there. You will need to call a contractor though as I imagine this is quite difficult to do yourself.
 
We had some basement leaks when we first moved into the house - nothing was finished, so a dude just can in and did some injections into the wall that expanded and closed it up. Haven't had a problem since (been almost 4 years). About to put up drywall, so hope it stays that way =]
 
Anyone have experience with a blower insert for a fireplace? We bought our place a year ago, but noticed the fireplace wasn't working. It wasn't covered under our home warranty, so Ive been putting it off, but May is my "project month." A quick glance shows all wires in tact and unfrayed, but definitely doesn't preclude an electrical issue. I can always just pull the insert out and use it like a regular fireplace, but Id love to fix this if at all possible.
 
Work is progressing slowly but surely on my classic gaming basement. We've painted the walls, now the ceiling is going in. Once that's done, we'll wallpaper the other room and do the ceiling in that room and when I save some $$, we'll put carpet in. My Dad and I have only been able to go to my house 3-4 hours 2-3 times a week (busy with appointments and work).

LOL - I've been planning mine since around 2008! Just a couple of weeks ago we finally got the slab poured so it's like a blank canvas down there. It is glorious. I'll have about 500sqft to work with and 8'4 ceilings all the way around. This weekend I'm thinking of taping where my projector screen will eventually go just to see what it will look like. Give me another 2-3 years to finish it though. :D

I'm going back and forth about getting a projector. Wife is against it for whatever reason - thinks 60in TV is enough. I'm not sure about how it functions for gaming (response time, etc) and I know i'd need to worry about controlling the light down there for best look. I was looking at buying a 35ft HDMI cable on monoprice, and only saw ones rated for 1080i - so there's that too. Bah. I think if i tried a 70in TV, and def an 80 it might be physically impossible or at least not very easy/safe to get it down the stairs to the basement in the first place.

The next step is drywall (ceilings too) so I need to figure out the wiring situation soon. Already going to do double runs of speaker wire/cat5e to be safe.

I have free reign in the basement (at least that's what my wife tells me right now!). I am designing an open media room and NOT a dedicated theater so lighting will be a challenge with the projector. I am also planning to install a kitchenette and an area for a bunch of stand-up arcade machines and a game table for puzzles, cards, etc.

I've got the green light for a 70-80" TV in the TV room upstairs so that is where we will be doing most of our daily TV watching. Not sure about video games yet but I'll probably have a set-up in the basement. My buddy has a projector and Rock Band sucked on it (lag) but I don't have confidence that he tried calibrating - sports were sick though. Super Bowl in 1080p at 120" is just awesome. I think the basement will be mostly for the kids and I'll mainly use it for movies, football games and when a bunch of friends come over to hang out.

There are a ton of options - search "media room" on Houzz for about a billion awesome ideas. Are you planning on soundproofing? I am definitely going to do that - the last thing I want is to not be able to watch a loud movie because the kids are sleeping.
 
Hey guys. I had a question-- my living room has one coaxial output which I use for my cable internet. I want to place an antenna in my attic for local channels, and then run coaxial from the attic right down to the box in my closet where all of the coaxial is controlled for each room (sorry, I don't know the term but hopefully you know what I'm talking about)

My question is this: can I use a splitter downstairs so I can use both my cable internet, and the signal from the antenna without seeing a dip in signal strength? I know I've seen outlets with two coax outputs, is this an option? I'm so damn sick of messing with the rabbit ears, and the attic crawspace is literally above my closet, so it'd be pretty slick to get it to work like this.

When the basement started I had free reign, but now I'm getting stink eyes when planning on how to decorate down there (game art on walls, figures, etc). Her main thing is she doesn't want it too cluttered, which i guess makes sense. I def have more stuff than there will be room to display - might have to rotate things once in a while. ;)

This will be my main movie and game TV so wouldn't want to invest and then have projector suck ass for gaming, even if movies were awesome.
I will prob measure the stairwell and see how much clearance there is for a 80-90in TV. If I have a white glove delivery then I can put the onus on them to get it down there without breaking it, instead of me :D

No soundproofing, figure there's a floor in between where wife would be sleeping (no kids) so should be good enough.

So I want to have a few more outlet installed in my unfinished basement one for a chest freezer and a couple of more for my game room stuff once I decide to finish my basement. Right now I have a TV set up in the one corner for my son to play Wii and I would like to my it into a little home theater with another 360 and Blu-ray player hooked up to it. Right now I am running a extension cord up through the celling joists from the one lighting fixture. How much do you think it will cost to have a electrician come in and do this. I do have a couple of empty spots still left in the breaker box, and everything as far as that goes is newer and up to date.

The breaker box shouldn't matter here, the electrician will just tap in to one of your existing outlets and run wiring to the next spot and so on. I can't imagine in costing more than a few hundred dollars.
 
The problem with that is there are only two other plugs down there one for the washer and one for the dryer and they are on the other side of the basement. The breaker box is on the same side of the wall that I would want the plugs.

Well if there is space he could run it from the breaker box, then. Bottom line, it's not at all a difficult thing for them to do, it would just come down to the time/cost of running the new cable.
 
I've heard things about electric work costing a bit more than that - only way to know for sure is to get an estimate I would say. Should be able to get that for free , at least.
 
Anyone have a washer and dryer on the second story of their house? I do, and I'm terrified of it bursting somewhere. Is there anything at all I can do to calm my fears?

Make sure the hoses that feed the washer are the braided reinforced kind, not plain rubber. The rubber ones WILL break, I speak from experience after throwing a load in one night right before bed and waking up the next morning to a foot of water downstairs. Not pleasant.
